Description of Services:
We help with real property transactions - all types - vacant land, residential, condo, commercial. We search the title to determine who owns the property, if there are any mortgages, judgments, tax liens, constructions liens, federal tax liens, etc affecting the property. We compile our search into a title commitment which goes out to all parties involved (buyer, seller, attorney's, realtors, lender). We also provide closing services which includes such things as ordering payoffs, final water readings, tax prorations, drafting deed and transfer return, closing statement preparation and approval by lender, conducting closing, recording of documents and disbursement of funds. We also do construction loan disbursing, UCC searches and recordings, are a 1031 tax deferred exchange intermediary and can also do reverse exchanges plus provide copies of recorded documents such as joint driveway agreements, restrictions and covenants, condominium declarations etc.
